Santiago
Communities, Inc. is a full service property management company
specializing in mobilehome parks. We will provide monthly
financial statements, prepare and maintain all park accounts
payable, and accounts receivable. Also, we will provide annual
budgets of operational and capital expenditures. We will maintain
a reserve account with sufficient amounts of money to handle
capital improvement repairs and general maintenance repairs.
We have
our own attorneys who handle the legal procedures for tenants
such as unlawful detainers, 3-60 day notices, 7 day notices,
abandonment's, etc.
Santiago
Communities has introduced a new computer systems to our existing
parks. We will be responsible for providing a system at each
park. We also provide the system training and maintenance
for the computer with our staff.
The
new system provides the following:
Allow
the manager to input data for 3-60, 7 & 14 day filing. Upon
printing the notices, the computer will simultaneously e-mail
our General Manager, CFO and Attorney.
Managers
will input all of the operational park accounts payable.
Managers
will also input accounts receivable, cash receipts, billing
changes, etc.
Santiago
Communities will provide the right management team. We do
the interviewing and hiring, a 30 day training period at one
of our parks under the close supervision of the General Manager,
and a qualified park manager will be provided.
